Why Use a Real Estate Agent?!

Have you been looking to purchase a home and thought to yourself, “I’ll find a home on my own and save the real estate commission”?  Chances are, you won’t save any money at all.  The seller very rarely prices the home at less than market value to sell by owner, they price it at market value, thus not saving you anything.  Having a real estate professional represent you in the market place can save you time, energy, money, and later heart ache for the following reasons:

1.        The commission is almost always paid for by the seller, but the agent who does not have the listing is representing only the buyer.

2.       Your agent has access to all homes for sale, listed on the MLS system, and for sale by owners, to ensure you have chosen exactly the right home for you.

3.       Your agent has experience in the market place and will know if the home is fairly priced, and how to further negotiate if it is not.

4.       Your agent will have all the correct disclosures made to you, thus helping to thwart any major repairs that are not planned for.

5.       Your agent should have a network of professionals in the industry, home inspectors, lenders, title companies, etc, that they can refer to assist you.

6.       All the leg work is done for you at no expense to you, making your home buying process a delight rather than a nightmare.

When buying a new home, use term life insurance to insure your mortgage. Term life is usually cheaper than bank mortgage insurance, and gives the buyer financial control by naming the beneficiary. For ongoing life insurance coverage, use a term life policy that converts into whole life insurance upon completion of the term. Many conversion policies will not ask for new medical information, but will be based on your original application. For further information on using term life as mortgage insurance, go to http://www.life-insurance-quotes.ca.
